Subdivision Development

The Village of Rantoul Inspection Department provides information online for developers in the area to help make your work easier and also to make sure that all the necessary steps are taken before projects begin.

Subdivider's Checklist

Action by Subdivider (I)

1. Retain a duly licensed engineer or surveyor to draw up the plat.

2. Consult with the Village Inspector preliminary freehand sketch on topographic map.

3. Refer to the following official documents of the municipality

a. Comprehensive Plan
b. Official Highway Plan

4. Secure the following official documents from the Village Inspector:

a. Zoning Ordinance
b. Building Code
c. Application forms for approval
d. Subdivision regulations
e. Illinois EPA specifications

5. Secure preliminary review of site by:

a. Soil and Water Conservation District
b. Village inspector

6. Secure the following documents relating to the site:

a. Survey (including topography)
b. Title search

7. Prepare Preliminary Plat of proposed subdivision complying with all state, county and municipal regulations and Municipal Zoning Ordinance

Multi Family and Commercial Permit Guidelines

1. Submit a detailed set of drawings of project, signed and sealed by State of Illinois License architect and/or engineer. Include in the drawings a site plan showing location of building, parking, landscaping, driveway entrances, sidewalks, locations of signs, lights and any other pertinent information.

2. Plans are first reviewed by staff. If approved, a permit will be issued (go to #4). If the plans are not approved, the developer/owner and architect must meet with Village of Rantoul staff (go to #3).

3. Contact the Inspection department to arrange for a meeting

A. Submit a revised set of drawings (plans).

B. Revised plans will be reviewed for compliance. (If approved, go to #4. If not approved, return to #3).

4. Permit issued upon receipt of payment.

1. Site inspection for zoning compliance (building setbacks)
2. Footing inspections
3. Foundation inspection including foundation anchorage
4. Building rough-in framing inspection
5. Electrical rough-in
6. Mechanical system rough-in
7. Plumbing rough-in
8. Exterior finish
9. Interior finish
10. Final plumbing
11. Final electrical
12. Final mechanical
13. Final building
14. Final property site
15. Final fire
16. Miscellaneous final inspections (zoning)
17. Occupancy

Residential One and Two Family Permit Requirements

(Exemption under State law for requiring architect seal drawings.)

1. Owner/agent submits a set of drawings of project including a site drawing of the project, including a site drawing showing building location, foundation drawing, building floor plan and elevation drawings. Explain what building framing materials will be used.

2. Plan review by staff, (if is approved, go to #4, if not, go to #3).

3. Meet with Village staff

A. Resubmit revised drawing and plans

B. Staff will again review, (if approved, go to #4, if not, return to #3).

4. Permit issued upon receipt of payment.
